Blank Management Agreement

When you hire [Sender.Company], you work with a leader in real estate management in [Site] for the past [Time.Period]. Our customers receive the highest service standards from a team of professionals who ensure the smooth operation and maintenance of your property 24 hours a day. This agreement, including all specified facilities, constitutes the entire agreement between the owner and the representative with respect to the management and operation of the premises and replaces all previous administrative arrangements concluded or/and negotiated between the owner and the representative with respect to the premises covered by this agreement. No amendment to this Agreement is valid unless it is made by a complementary written agreement that has been executed and approved by the owner and agent. Unless otherwise stated, any modification, supplement or cancellation of this Agreement is unstegred, unless written permission from the owner and agent. Each of the parties to this agreement accepts and accepts that the other party to that party has not justified any guarantees, assurances, alliances or agreements, nor expressly stated here, nor on the basis of any guarantee, guarantee, commitment, or explicit or implied agreement to that party when this agreement is concluded and implemented. In this section, it is explained that if the property owner or manager ignores or refuses any of his obligations under the contract, he does not waive future rights to require the other person to fulfill these or other obligations. The officer is authorized to perform all ordinary repairs and replacements that are reasonably necessary to maintain the premises in their current condition and for the operational efficiency of the premises, and any modifications necessary to meet rent, administrative or insurance requirements. The agent is also authorized to decorate the premises and to acquire or rent, on behalf of the owner, all equipment, tools, materials, consumables, uniforms and other objects necessary for the management, maintenance or operation of the premises.

These maintenance and decoration costs are paid from the operating (and/or) reserve (s) operating account. This section applies, unless the decoration and/or maintenance is at the tenants` expense, as stipulated in a rental agreement. If your property manager doesn`t yet have a contract that he uses with all clients, it`s a good idea to have a model for managing agreements. If you read a few examples, you will also have a better idea of what awaits you when you sit down to negotiate with the property manager. This section describes that the changes to this contract are only valid when they have been written down and re-signed by the owner and property manager. The agent assumes no responsibility for the actions or omissions of the owner or any previous owner of the premises or a former manager or other representative of both. The agent disclaims any liability for the omission or loss of a tenant in the payment of rent or other expenses due as a landlord or for the performance of obligations that a tenant owes to the landlord under a lease agreement or in some other way. Nor does the agent assume responsibility for environmental or other previously unknown provisions that may be made public during the period during which this agreement is in effect.
